GENERAL NOTARY WORK
Notaries must follow strict rules and guidelines when notarizing a document. If a document does not “fit” those standards, it cannot be notarized. These guidelines and the notarial law are in place to protect the public.
When I notarize a signature, I must perform one of two official notarial acts which are to:
take an acknowledgment from or
administer an oath (or affirmation) to the document signer.
As a Florida Notary Public, I am able to do the following:
Administer oaths or affirmations
Take acknowledgments
Attest to photocopies of certain documents
Solemnize marriage
Verify vehicle identification numbers (VINs)
Certify the contents of a safe-deposit box
DOCUMENT SIGNINGS
A Notary is responsible to serve as an impartial witness to the signing of important documents. A notary identifies and inspects the document to make sure that all of the signers involved understand what the signer is signing.
It is my job as a Notary to confirm the identify of the person(s) involved and to make sure that Florida rules and the Notary Law in Florida is being followed when I notarize a signature. When I place my stamp on the documents, that signifies that the persons involved were the ones who understood the document and signed it.
A Notary lowers the risk of doing business by assisting in the prevention of fraud.
A Notary Signing Agent is a Notary Public who has been trained in the handling of real estate documents. Lenders and title companies hire Notary Signing Agents and Loan Signing Agents to assist in the loan or real estate process when it is time for the real estate and/or loan documents to be signed.
In Florida, Notaries and Notary Signing Agents are both required to have a Notary commission, but Notary Signing Agents must also pass a background check and an exam every year.

Wills, Trusts, Deeds, Mortgage Closing Documents, Loan Documents, Court Documents, Advanced Directives, Custody and Guardianship Agreements, Power of Attorney, Contracts, Commercial Leases, Vendor Contracts, Construction and Loan Agreements.
Some documents may require an acknowledgment or an oath or affirmation to be administered to the signer of the document.
